This position is no longer an active posting on HigherEdJobsResponsible for the daily oversight and coordination for the execution of maintenance and housekeeping services for university managed residential facilities for the Office of Residence Life and Housing; ensures that a philosophy of customer service is a committed part of daily tasks and services; inspects the buildings, grounds, and work being performed to ensure standards are being met and maintained; investigates reports and complaints from residents and responds accordingly; oversees proper care of the equipment, furnishings, and buildings; initiates work orders for repairs and follows through to completion; oversees work completed by Physical Plant and other contractors; determines and recommends preventive maintenance; participates in construction job meetings as assigned by the Associate Director and serves as liaison during projects; assists with the development, implementation and enhancement of a student-centered work environment; counsels employees on job performance, discipline, grievance, and related matters; maintains inventory of supplies, equipment and keys; investigates new products and methods for improving efficiency in maintenance and housekeeping; prepares for and responds to critical incidents to ensure continuity of operations for housing residents; continuously assesses and evaluates efficiency of maintenance and housekeeping areas; and performs other duties as required.
Minimum Qualifications: Bachelor's Degree from an accredited college or university or a Certification from an Accredited Trade School; 5 years managerial experience; 5 years' hands on experience working in any two of the following primary trades, Plumbing, Electrical, Carpentry, HVAC or Locksmith. Must be available for 24 hour emergency calls and must be able to participate in a 24 hour on-call rotation as needed.
Requirements: Position compensation includes an on-campus living unit. Knowledge of the methods and techniques of the trade where assigned; knowledge of the OSHA regulations related to the trade area; knowledge of and skill in the practical application of electronics, hydraulics, and mechanics as used in maintenance work; knowledge of basic mathematics including area, volume, weights and the practical application of fractions, percentages, ratios and proportions; knowledge of the principles of supervision in the maintenance trades; skill in the care and storage of equipment and supplies used in the trade where assigned; skill in the use and maintenance of the tools and equipment of the trade where assigned; ability to read, interpret, and work from blueprints, schematics, drawings, and specifications; ability to communicate effectively; ability to supervise and train skilled and unskilled employees in assigned trade work; ability to plan and organize maintenance work to determine sufficiency of cost estimates prepared by others; ability to prepare specifications for tools, equipment, materials, and supplies; ability to prepare summaries and reports; to work in, on, around, over and under fixed equipment and machinery; ability to work from ladders and scaffolding; to manipulate heavy equipment, tools, and supplies and/or exert force up to 70 lbs.; ability to concurrently manipulate multiple controls on machinery and equipment; ability to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; ability to wear and work in personal protective equipment.
